Teruel: the best place to rent at reasonable prices and minimum effort rates

Teruel is a beautiful tourist city, and the most romantic of Aragon. Where its Vaquilla festivities fill the streets and in the month of February, Isabel’s Weddings are celebrated, where the people of Teruel wear medieval costumes and all Teruel returns to the XIII century.

A city where you can enjoy beautiful medieval landscapes. The most touristic points are the towers of Salvador, San Martin and San Pedro. In addition, the dome and the roof of the Cathedral of Teruel.

The loss of purchasing power of the population and the rise in rents in much of the country means that the efforts to pay rent are greater and the offers of reasonably priced housing are becoming fewer and fewer. Both prices and incomes are not homogeneous, so that in the cities the limits for a 'reasonable' rental price vary.

But the case of Teruel is peculiar. Its effort rate is the second lowest in the country (16%) and 100% of the homes are reasonably priced for a family with an average income. In Teruel the 'affordable' rent would be considered amounting to 875 euros per month, but what is surprising is that tenants pay an average of 524 euros for a two-bedroom house.

Rental prices in Teruel have remained stable in recent years. Sudden increases in prices do not apply to this city. In addition, another benefit would be the low effort rate, which means that tenants do not have to spend a large amount of their income to pay the rent for their homes.

The quest for expansion by many companies in this region has led to an increased demand for rentals, helping to keep prices affordable. In short, Teruel has many reasons to maintain the best rental prices in Spain. It has become the ideal city to rent a house.

In addition to Teruel, other cities with low effort rates are Ciudad Real (15%), Palencia (17%) and Ourense (18%).

In the opposite case is a more complicated situation in Barcelona, where families must spend up to 40% of their income to pay rent. Other cities with a similar situation to Barcelona are Palma (37%), Malaga (33%), Madrid (33%), Valencia (33%), Alicante (32%) and San Sebastian (31%).
